1 A private road shall be allowed with a minimum pavement width of 28 feet.
2 The maximum allowable cul-de-sac length shall be increased from 600 feet to 950 feet.
3 Permitted slope on the detention facility shall be increased from 4:1 to existing conditions and in order to accommodate the proposed retaining wall.
4 The maximum depth of detention shall be increased from 4 feet to an amount not to exceed approximately 6 feet.
5 The requirement for curb,gutter and sidewalks along Washington Street shall be waived and cash in lieu of the sidewalk in the amount of $4,620.00 shall be provided by the developer.
6 The requirement for installation of sidewalks on both sides of the proposed street shall be waived and cash in lieu of the sidewalk in the amount of $7,200.00 shall be provided by the developer.
7 The stormwater management facility shall be counted as part of the required open space.
8 The building pads and roadways shall be excluded from the provisions of the tree preservation ordinance and the developer shall contribute $26,000.00 for the purpose of planting trees at locations determined by the Village.
